Finishes โ€” the single biggest lever; budget vs imported stone and bespoke joinery can double a price. Hidden condition โ€” failed waterproofing, termite damage and rot have to be fixed first, and older villas hide them. Distance to the ocean โ€” coastal villas need salt-resistant specs that cost more but last. Access โ€” a clifftop Uluwatu site or a tight Seminyak gang adds labour over an open Denpasar plot. Is the quote free?
Yes โ€” a ballpark from photos on WhatsApp is always free, and an on-site measure is free whenever we do the work. A standalone written structural survey (for example before a property purchase) is IDR 3,000,000, credited against any job that follows.
Do prices include materials?
Our turnkey quotes include everything โ€” preparation, materials, labour and finishes to an agreed specification. You can also choose to supply your own tiles, fixtures or appliances while we supply labour and structural materials; both are quoted transparently.
Why can two similar villas cost very differently to renovate?
Finishes and hidden condition. Imported stone and bespoke joinery can double a budget, and an older villa with failed waterproofing or termite damage needs invisible repair first. We always quote what we can see and flag what we can't.
Can the price change after work starts?
Only if we open up hidden corrosion, rot or failed waterproofing that could not be seen at inspection โ€” and then we stop, show you photos, and agree the variation before continuing. No silent additions, ever.
