A cosmetic refresh of a 2-bedroom villa typically runs IDR 150–350 million, a mid-level renovation IDR 400–900 million, and a full gut-and-rebuild IDR 1.2 billion and up depending on finishes. How long does a villa renovation take in Bali?
A single bathroom is 2–4 weeks, a kitchen 3–5 weeks, and a full villa renovation usually 3–6 months including design, permits and the build. Tropical drying times for waterproofing and screed add a week or two that cannot be rushed.
Do you handle permits (IMB / PBG) and design?
Yes. We work with local architects and handle the PBG building approval where structural changes or extensions are involved. For like-for-like remodels inside the existing footprint, no permit is usually needed and we advise you honestly which case yours is.
Can you renovate a villa while it is still rented out?
Often yes — we phase the work room by room, seal off active zones with dust barriers, and schedule the loudest tasks around guest check-out gaps. For full renovations we recommend a vacant period, but partial remodels can run around a managed booking calendar.
What is included in a bathroom renovation?
Strip-out, fresh two-coat membrane waterproofing with flood testing, screed, full retiling, new plumbing rough-in, fixtures, vanity, glass and ventilation. We waterproof every wet area properly because Bali humidity punishes shortcuts within a year.

Yes — 12 months on workmanship across all trades, and a separate 5-year warranty on bathroom and roof waterproofing systems. If a waterproofed area leaks within that period, we reopen and re-do it at no charge.
